  • The gate reverses before reaching the closed or open limit. On FAAC units, this usually means the internal encoder has lost position tracking or the magnetic limit sensor has shifted. The motor thinks it has hit an obstacle and triggers the safety reverse. In Mesa’s hard-water areas like northeast Mesa near the Salt River, mineral dust can accumulate on the encoder wheel and cause phantom obstruction readings.
  • The motor hums but the gate does not move. This points to a seized gearbox or a capacitor that has lost its start capacitance.   • The control board shows a fault code that persists after reset. FAAC boards flash LED patterns: three flashes often indicate motor overcurrent, five flashes a limit-switch fault. If resetting power clears the code briefly and it returns under load, the motor itself is the likely culprit rather than the board.   • Visible oil leakage from a hydraulic unit. The 415 and 455D use a sealed hydraulic ram. When the rod seal fails, oil weeps onto the driveway and the gate slows noticeably on the push stroke. The motor may still run, but it cannot generate sufficient pressure. Operating it dry will destroy the pump in short order. We check oil level and seal condition before quoting - sometimes the motor is fine and only the ram needs rebuilding.
