BFT Gate Parts & Welding in Mesa: What to Know First

We provide independent BFT gate parts and welding service in Mesa, with most hinge repairs, rail fixes, and post replacements completed in a single visit and priced in writing before we pick up a tool. Our typical turnaround for stocked BFT-compatible parts is same-day or next-day; custom welding jobs usually run two to three days once we measure and quote. We don’t guess at prices over the phone, and we don’t invoice for anything you didn’t agree to in writing first.

This page is for Mesa homeowners and property managers running BFT Ares, Icaro, or Deimos swing-gate operators, or any BFT sliding system, who need the gate structure itself repaired - not just the motor reset. If your gate is sagging, dragging, or the weld at the hinge has cracked, call us at (520) 666-6834. We’ll come out, diagnose it, and hand you a flat written price before any work starts.

How BFT Products Fail - and How We Fix Them

  • Ares 1000 and Ares 1500 arm bracket fatigue. The cast aluminum arm bracket on these mid-duty swing operators carries more cantilever load than the spec suggests, especially on gates over 16 feet. After three to five Mesa summers, we regularly see stress cracks forming at the lower bolt hole. We pull the bracket, mag-particle inspect it for crack propagation, and either weld-reinforce with 4043 aluminum or replace with a reinforced aftermarket bracket - whichever the gate geometry allows.
  • Icaro FAST underground hinge pin corrosion. The Icaro FAST is a clean-looking underground operator, but the hinge pin sits in a galvanized sleeve that traps condensation against Mesa’s hard, alkaline soil. The pin rusts from the bottom up, and the gate starts to bind at 90 degrees open. We extract the pin, bore the sleeve if it’s salvageable, and weld a new 304 stainless pin with a grease zerk fitted - a modification BFT doesn’t offer from factory.
  • Deimos BT sliding gate roller carriage weld failure. The Deimos BT is a workhorse, but the roller carriage on heavier gates can develop fatigue cracks where the vertical post meets the horizontal rail. This usually shows up as a rhythmic clunk every time the gate opens. We jack the gate, cut the cracked section, and TIG-weld a reinforced gusset plate with 1/4-inch steel - stronger than the original joint and field-proven on dozens of Mesa installs.
  • BFT sliding gate track misalignment from post heave. Mesa’s expansive clay soils - especially in Dobson Ranch and the older neighborhoods south of Main Street - shift with seasonal moisture changes. The track bolts loosen, the post tilts, and the gate starts climbing the track or binding at the motor. We don’t just shim the track; we pull the post, re-weld the base plate to a deeper concrete footing, and reset the track to within 1/16 inch over the full run.
  • Custom ornamental gate hinge rebuilds on BFT-retrofitted estates. Many Mesa homes near the Las Sendas area have custom iron gates that were retrofitted with BFT operators years ago. The original builder hinges weren’t designed for automated cycling, and the barrels oval out. We fabricate replacement barrels from DOM tubing, weld them to the existing jamb plate, and bush them with Oilite bearings - a permanent fix that preserves the gate’s original look.

Our BFT Gate Parts & Welding Process

Our BFT Gate Parts & Welding Process
  1. 1
Call and dispatch. A live person answers, confirms your BFT model if you know it, and schedules a diagnostic visit. We send you the technician’s name and photo before arrival.
  2. 2
On-site diagnostic. We cycle the gate manually and under power, measure clearances, and photograph the failure. For welding jobs, we template the joint and check for hidden cracks with dye penetrant.
  3. 3
Parts decision. We stock common BFT-compatible hinges, rollers, and track hardware. For proprietary BFT castings, we source OEM or machine an equivalent from billet - whichever gets you running faster without voiding any remaining motor warranty.
  4. 4
Written quote. Under Haven Standard Clause 1, you get a flat price in writing before we start. No hourly rates, no “plus materials” surprises.
  5. 5
Repair and test. We weld, fit, align, and cycle the gate 20 times minimum. Limit switches are reset and photographed. For automated gates, we verify the BFT control board reads clean amperage draw.
  6. 6
Documentation and closeout. Under Clause 4, you receive a photo log of every weld, adjustment, and part number installed. The job record is filed for warranty reference.

Why Mesa Homeowners Call Vance Gate Repair Mesa for BFT Work

Why Mesa Homeowners Call Vance Gate Repair Mesa for BFT Work

We’ve repaired and documented over 22,000 gates since 2014, and a significant share of those have been BFT systems in Mesa’s established neighborhoods. Our 365-Day Done Right Promise covers every weld, every part, every alignment - if it isn’t right, we make it right at no charge, no expiration within that window.

Our technicians carry nine major automation brands in their working knowledge, including LiftMaster, Mighty Mule, Ghost Controls, and DoorKing. That matters because many Mesa properties have mixed systems - a BFT operator on a gate that was originally manual, or a BFT sliding motor paired with a third-party safety loop. We don’t force a brand swap to make the job simpler.

And we answer the phone. Twenty-four hours a day, a live person. No voicemail loop, no “leave a message and we’ll call back.”
