Sagging Wrought-Iron Gate, Rebuilt & Re-Hung
The gate had dropped two inches on the latch side and was dragging concrete at the Dobson Ranch property. We found the original hinge post had rotted below grade where the sprinkler system kept the soil wet. We pulled the post, set a new steel post in concrete with a gravel drain base, and hung the gate on ball-bearing hinges rated for 600 lbs. The gate clears the driveway by a full inch now, and the latch clicks clean every time.
FAAC Motor Burnout Replaced With Same-Brand Unit
This slide gate in Red Mountain Ranch stopped mid-travel and smelled like burnt insulation. The FAAC 746 had cooked its capacitor after running on a weak 110V line for two years. We tested the supply voltage, confirmed the branch circuit, and installed a new FAAC 746 with the existing arm bracket still square. Programmed the limit switches to the exact 14-foot travel, photographed the control board settings, and left the owner with the part number and wiring diagram.
Dual Swing Gate - Failed Ghost Controls Arm & Misaligned Photo Eye
One side of this dual swing in Eastmark had quit entirely; the other was reversing halfway. The Ghost Controls actuator had stripped its internal gearbox, and the photo-eye (the infrared beam that stops the gate if something crosses the path) was misaligned by roughly two inches from a landscaper’s string-trimmer line. We replaced the actuator with the current Ghost Controls model, realigned both photo eyes to manufacturer spec, and set the auto-close timer to 22 seconds. Both gates now close in sequence with no gap.
Access Control Retrofit - Keypad to Telephone Entry System
An HOA near Falcon Field had a 15-year-old keypad that tenants were sharing the code for on social media. We pulled new low-voltage wire through the existing conduit, mounted a DoorKing 1833 telephone entry system, and programmed individual codes for 34 units. Each resident now has a unique four-digit code that logs entry time. The board gets a printed programming sheet, and we filed the wiring diagram under Haven Standard Clause 4.
Welded Aluminum Gate Crack & Hinge Reinforcement
A pool-code aluminum gate in Alta Mesa had a six-inch fatigue crack running from the hinge weld into the frame, plus the top hinge was pulling through the thin-wall tubing. We V-grounded the crack, TIG welded it with 5356 filler, and gusseted both hinge plates with 1/4-inch aluminum angle so the load spreads past the weld zone. Powder coat touch-up was handled by our usual Mesa shop. Gate swings without flex now, and the photo record shows the gusset placement for future reference.
LiftMaster LA500 Gate Opener - Safety Edge & Loop Detector Added
This commercial-grade slide gate in West Mesa had a LiftMaster LA500 with no safety edges and no vehicle detection loop. After a near-miss with a delivery truck, the property manager called us. We added a Miller Edge safety edge to the leading post, cut the asphalt for a Diablo Controls loop detector, and wired both into the LA500’s auxiliary inputs. Tested every safety function with a 2×4 and a steel bucket - the gate reverses on contact and ignores the loop when no vehicle is present. The wiring diagram and test log went into the job file same day.
