Which BFT Models This Applies To

This applies to BFT’s residential and light-commercial lines: the Phobos and Deimos swing-gate operators, the Thalia and Ares slide-gate systems, and the Sub and IGEA underground operators. The welding and fabrication work is on the gate itself, the mounting hardware, and the posts or pads that those operators attach to - not on the BFT motor housing.

To identify what you need, check the silver BFT data plate on the operator for the model and production year. The mounting bracket bolt pattern changed slightly on Phobos units manufactured after 2019; the newer brackets use M10 bolts at 120mm centers, while pre-2019 units use M8 at 100mm. If your gate is sagging, measure the drop from level at the latch edge - anything over 1.5 inches usually means the hinge post weld has cracked or the concrete footing has shifted in Mesa’s expansive clay soil.

We use OEM BFT mounting hardware when the bracket itself is compromised, but for structural welding we typically fabricate from A500 structural steel rather than source overseas replacement arms. Signs Your BFT Welding & Fabrication Is Failing

• The gate sags or binds at the latch end. This usually means the hinge post weld has cracked where the plate meets the tube, or the post has rotated in its footing. In Mesa, we see this most often on east-facing gates where morning sun expansion and afternoon contraction stress the same weld joint year after year.
• The BFT operator arm chatters or stalls mid-travel. The motor is fighting mechanical resistance. Often the gate frame itself has racked - the diagonal weld on a picket-style gate has broken, letting the rectangular frame go parallelogram.
• You hear metal-on-metal scraping when the gate moves. The bottom rail has dropped and is dragging on the track or driveway. On slide gates, this can mean the weld between the gate frame and the guide bracket has sheared.
• The post moves when you push the gate by hand. A stable post should not wiggle. If it does, the footing is failed or the post-to-base-plate weld has separated. This is common in Mesa’s older Dobson Ranch installations where the original concrete was poured shallow.
• The gate closes but won’t latch cleanly anymore. The catch plate and striker have gone out of alignment because the frame or post has shifted. Sometimes the fix is a welded relocation of the catch; sometimes the underlying sag has to be corrected first.

DIY or Call Us?

There’s a short list of things you can safely check yourself. Verify the gate isn’t just obstructed by debris in the track. Confirm the BFT operator isn’t in manual release mode, which can make a mechanical problem look like an electrical one. Measure the sag with a level and note which direction the post has moved.

What you should not do: do not attempt to weld a loaded gate frame or support a sagging gate with a floor jack while working underneath. Gate components are heavy, and spring-assisted hinges store significant energy.
